Project Description: To convert an existing office block into 11 self-contained apartments.

This project was not our typical type of work as it involved refurbishment, it not as though we can’t do refurb work, but we excel more so in new build.

Initially, the former office block was stripped out to create a blank empty space on each floor level, whereby new apartment walls could be set out.

The building was constructed as an old concrete frame, so every wall that needed a doorway cutting or alterations had to be done using specialist diamond bladed cutting equipment, likewise penetrations through floors.

External walls were insulated on the inside to achieve new U-values, as were the floors and ceilings.

New windows were installed again to meet current Building Standards.

Due to the shape of the existing building, each flat was almost a bespoke layout.

Services distribution was quite challenging in so far as findings suitable routes for water and electric, however the corridor ceiling void proved to be quite invaluable.

Once the units were plastered out, the installation of new fitted kitchens complete with main appliances, bathrooms fitted with modern suites, oak veneered doors and quality floor coverings were also installed.

As a feature, the stair core was giving a face lift and we installed new handrails and glass balustrading, the lobby also featured a new entrance doorway complete with audio access control to each apartment.

The external works were limited to forming a new carpark layout, bins storage and fencing due to budget constraints, ideally on the external elevations, we would have like to of rendered or cladded the building for ultimate enhancement.

Overall the project was a success and certainly an experience.
