Project Overview

We were appointed to complete 19 new homes at Marley Court following the demise of the previous contractor, overcoming significant challenges with exposed materials, restricted access, and complex site conditions.

When we arrived on site, around two-thirds of the homes were already built, with only a few plots weatherproofed. Those left uncovered had been exposed to the elements for several months, leaving roof timbers, floor decking, joists, and cavity insulation saturated, sun-bleached, and swollen. Our priority was to work closely with building control to agree on a solution that would safeguard warranties and guarantees.

This involved bringing in TRADA to carry out inspections, testing, probing, and detailed examinations of the timbers, alongside engaging the original suppliers to confirm the integrity of the products. While some components needed replacing, the majority of materials were deemed fit for use, allowing us to proceed with the traditional build sequence.

At the far end of the site, seven plots were still at foundation stage. Their progress had been delayed due to the site’s proximity to the canal, with initial piling proposals raising concerns over vibration to the canal walls. After securing approval for a mass-fill concrete solution, we advanced these plots in line with our revised programme.

Access was a constant challenge, with a single road serving not only the construction site but also residents’ garages and bin collections. Through clear communication, phased deliveries, and close coordination with residents, we ensured works progressed smoothly while minimising disruption.

Despite the complexities, our team successfully navigated each obstacle with a proactive, solution-driven approach. The result was the delivery of 19 high-quality homes that met the client’s expectations and brought the development to completion, ready for new residents to enjoy.
