Project Overview

We delivered 24 high-specification new build homes for One Heritage Group, alongside a new access road and associated external works. The scheme featured a carefully planned mix of two-, three- and four-bedroom properties, all designed for the open market. Despite delays to the road construction caused by council approvals, the project was completed on schedule, with the client extremely pleased with the final result.

The site was a level brownfield plot, previously home to a factory and adjoining warehouse with car parking. Our initial works involved profiling the ground in preparation for the new plots and access road, with the road construction intended as our first priority. However, due to unforeseen delays with council approvals, we adapted our approach, bringing forward the build of the houses to maintain momentum.

The homes were constructed using Marshalls grey Cromwell split-faced artificial stone, complete with feature heads, cills, and a dentil course, with selected plots incorporating rendered panels to enhance the street scene. Roofs were finished in a thin leading edge grey concrete tile, complemented by white uPVC windows.

Ground conditions proved challenging, with foundations designed as strip footings but soil quality changing significantly from one plot to the next, affecting concrete requirements. Through careful planning and responsive problem-solving, we overcame these challenges without compromising the programme.

As the homes were for private sale, they were finished to a premium standard, including oak doors, oak staircases, high-quality kitchens, luxury bathrooms, and ceramic tiling throughout. This project showcases our adaptability, attention to detail, and commitment to delivering quality homes that exceed client expectations.
