55 New Build Dwellings
We delivered a high-quality, 55-home mixed-tenure development in Flanshaw, comprising houses, bungalows, shared ownership, and rented properties. The scheme was built over 11 carefully managed phases, supporting sales, marketing, and resident safety while meeting enhanced energy efficiency requirements.
This design & build scheme consisted of 35 houses for sale, 4 bungalows for sale, 8 shared ownership dwellings, and 8 rental properties, offering 16 different dwelling types. Before construction began, several maisonettes were demolished to make way for the development.
The works included significant off-site and on-site infrastructure improvements. The existing Springfield Grange Road was remodelled and upgraded under a Section 278 Agreement, ensuring continued access for existing residents while serving the new development. New adoptable highways were constructed under a Section 38 Agreement.
Drainage design was conventional but required careful environmental management due to an existing surface water culvert discharging into a nearby fishing pond. Measures were put in place to protect water quality and fish stocks, including large underground attenuation tanks and landscaped swales.
Homes were traditionally built with high-quality, complementary facing materials and enhanced architectural features. The show home was delivered early in the programme, dressed to a high standard, and played a key role in achieving strong early sales.
The mixed-tenure nature of the project required close coordination with the client to align construction with sales and marketing strategies. This included accelerated programmes for show homes, safe pedestrian access for viewings, and detailed traffic management to work around occupied properties.
Planning conditions required enhanced fabric performance to achieve a 17% improvement in Fabric Energy Efficiency above 2013 Building Regulations, which was successfully delivered through traditional construction methods. The scheme also incorporated 6.6kWp of photovoltaics across the development.
Despite the challenges posed by Covid-19, the project was delivered in phases to a consistently high standard, meeting programme requirements and supporting strong sales performance.
