We redeveloped the former Mellwood House care home site in South Elmsall to deliver 18 high-quality homes for WDH. Despite significant external pressures including Covid-19 and global supply chain issues, we achieved phased handovers through strong planning and collaboration.
Demolition was carried out under a Pre-Development Services Agreement, enabling early enabling works and keeping momentum high. Favourable ground conditions supported traditional strip foundations.
Our phasing strategy optimised build efficiency plots 1–4 and 15–18 were prioritised due to their access advantages, with courtyard plots following the creation of the new Section 38 road and service corridor.
The homes featured two complementary brick tones, grey concrete roof tiles, white UPVC windows, and grained GRP doors delivering a clean, cohesive look in keeping with the local setting.
Through early procurement, detailed coordination, and regular client engagement, we delivered a high-quality outcome despite material and labour constraints.
